Privacy policy

1. Who this policy covers

This policy explains how Minh Khải Lộc Land collects, uses and protects your personal data when you visit the website, send an enquiry, book a viewing, ask us to sell or let a property, or contact us on Zalo, WhatsApp, WeChat, by phone or by email.

We process personal data under Vietnam's personal data protection framework, including the Law on Personal Data Protection No. 91/2025/QH15 (passed by the National Assembly on 26 June 2025, in force from 1 January 2026) and Decree 356/2025/ND-CP detailing its implementation (both in force from 1 January 2026). Before then, personal data protection was governed by Decree 13/2023/ND-CP, which has now been replaced.

The Vietnamese version of this policy is the authoritative text.

2. What we collect

When you submit a form on the website:

• Your name and phone number.
• Your email address, if you give it (optional unless you ask us to reply by email).
• How you would like us to contact you: Zalo, WhatsApp, WeChat, phone or email.
• Your message.
• The reference of the property you are asking about, and your preferred viewing date and time of day (if any).
• For owners: the area or address, property type and expected price.
• Your consent choice, the time you gave it and the version of the consent wording (currently 2026-10-v1), and whether you asked to receive new listings.

Technical information sent with the form:

• The page you sent the form from, the page you first landed on and the website that referred you (if any).
• Campaign information in the link, such as UTM parameters, gclid (Google) and fbclid (Meta).
• A one-way hash of your IP address and your browser details, used only to block spam and limit repeated submissions.

When you contact us on Zalo, WhatsApp, WeChat, by phone or by email: your display name, number or account, and the content of our conversation. These apps have their own privacy policies.

You do not need an account. Saved properties, your comparison list and recently viewed listings are stored only in your browser and are not sent to our servers.

We do not intentionally collect sensitive personal data. Please do not send ID numbers, financial details or identity documents through the forms.

3. How we use it

• To contact you and answer your enquiry.
• To arrange viewings, suggest suitable properties and support negotiation and contracts when you ask us to.
• For owners: to visit, advise on price, market the property and find buyers or tenants.
• To send you new matching listings, only if you opted in.
• To measure which channels and advertising campaigns lead to enquiries (in aggregate).
• To protect the website from spam and abuse.
• To meet our legal obligations.

4. Legal basis

We process form data on the basis of your consent, recorded when you tick the consent box before sending. We store the time of consent and the version of the consent wording (2026-10-v1). Receiving new listings is a separate, optional consent.

You can withdraw consent at any time by contacting us (see section 10). Withdrawal does not affect processing carried out before it.

Where the law allows, we may process data without consent, for example to perform a contract you are party to or to comply with a legal obligation.

5. How long we keep it

• Enquiry data is kept for as long as needed to deal with your enquiry and any related transaction.
• Enquiries with no activity for 24 months are anonymised: your name, phone number, email and message are removed, and only statistics that cannot identify you are kept.
• Data relating to a signed contract may be kept longer where the law requires.
• You can ask us to delete your data sooner (see section 8).

6. Who receives it

We do not sell personal data. We share it only with:

• Website hosting: Vercel.
• Database provider: Supabase, where your enquiries are stored.
• Google (Gmail): the details you send through the website are delivered by email to our inbox (khailoclandminh@gmail.com) so an adviser can reply. If you give an email address, we may send you a confirmation.
• Measurement and advertising tools (Google Analytics, Google Ads, Meta, Microsoft Clarity): only if you accept measurement cookies, and never including your name, phone number, email or message.
• The owner or client in a transaction: only what is needed to arrange a viewing or transaction, and only once you have agreed to go ahead.
• Competent authorities: where the law requires.

Service providers may process data only on our instructions.

7. Transfers outside Vietnam

Some of the providers above may store or process data on servers outside Vietnam. When you send a form, your data may be transferred abroad for the storage and operating purposes described in this policy. We follow the procedures Vietnamese law requires for cross-border transfers and choose providers with appropriate security measures.

8. Your rights

Under personal data protection law, you have the right to:

• Be informed about the processing of your personal data.
• Give or refuse consent, and withdraw it.
• Access your data, correct it or ask us to correct it.
• Ask us to provide, delete or restrict the processing of your data, and object to processing.
• Complain, report, bring legal proceedings and claim compensation as provided by law.

To exercise these rights, contact us as set out in section 10. We may need to verify your identity before acting on a request, and will reply within the time the law requires.

9. Cookies and browser storage

The website uses cookies and browser storage that it needs to work, such as remembering your language. Measurement and advertising cookies are switched on only after you accept them in the cookie banner. See the Cookie policy for details.

11. Changes to this policy

We may update this policy. The date of the latest update is shown at the top of the page. When the consent wording changes, the consent version recorded with each form changes too.
